Strategic marketing attracted top investors across Ottawa and Kingston.
Strategic marketing attracted top investors across Ottawa and Kingston.
Rockwell Commercial (formerly Cushman & Wakefield Kingston) was engaged through a long-standing client relationship to manage the sale of a large-scale multi-building residential portfolio. The portfolio consisted of 850 units across eight apartment buildings and two townhome complexes, located in both Ottawa (Tier I market) and Kingston (Tier II market). The client’s preference was to sell all properties as a single portfolio.
Rockwell Commercial is a Kingston-based brokerage focused solely on commercial real estate, delivering expert service and strategic insight with a collaborative approach across Southeastern Ontario. With deep community roots and a client-first approach, we help investors, owners, tenants, and developers navigate real estate with clarity and confidence.

Coordinate the sale of a substantial, multi-market residential portfolio during the COVID-19 pandemic while managing health and safety protocols, ensuring due diligence, and attracting buyers capable of purchasing the entire portfolio.
The sale was executed in collaboration with a third-party brokerage not based in either market. Pandemic restrictions added layers of complexity, from managing building tours to ensuring safe client interactions. With buildings spread across two cities and multiple property types, the process required meticulous coordination, detailed property analysis, and a targeted buyer search for investors with the scale and capacity to acquire such a portfolio.

A strategically organized tour schedule across both Ottawa and Kingston attracted multiple competitive offers by bid closing. Rockwell Commercial and our partners negotiated a successful sale, demonstrating the value of thorough preparation, collaborative execution, and targeted marketing in complex, multi-market transactions.
